It’s like having your own luxury company flat without the lease agreements, utility bills or maintenance concerns but have full service of a five star hotel with twenty four hour room services and daily maid service, all our apartments are located in finest areas in London by using Rare Gem Properties Ltd, you agree to accept our terms and conditions stated below.

Rates quoted are the best rates from the apartment owners When you make a reservation through Rare Gem Properties Ltd, the rates that you see on the website at the time you make the booking are the rates that we apply and confirm to you. If there are any unforeseen changes or problems with your reservation, we will automatically contact you first for your approval and instructions, before arranging a reservation for you.

Last minute bookings on all serviced apartments - all the rates and number of nights to be paid in advance on or before the move in day by credit card and it not check in you will forfeit your payment.

If you fail to arrive at the apartment or airport on your intended date of arrival without prior cancellation within the specified period, the apartment is entitled to charge your credit card. The amount of this cancellation charge depends upon the terms and conditions of the particular apartment.

These are our own general Terms & Conditions, which covers general payment and booking terms and procedure. Some of these terms and conditions will be varied according to the landlord’s requirements. We have mentioned some special terms and condition of each apartments and hotels in own page.

• Booking confirmation will be emailed or faxed upon receipt of the deposit. In most cases a final confirmation is sent after the balance payment is taken.

• Payment will be made by cash or card payment or bank transfer. We accept all major credit, paypal and debit cards. Amex will not be acceptable. Card payment can be made by our online payment gate way (please do ask us for more information on this). Bank transfer should be made prier to that date because money should be cleared at least 5days before particular date or dates of arrival.

• On making a booking, guests are required to pay at least £100.00 holding deposit (which is part of the total rent) to secure the apartment. The deposit may vary depending on the actual reservation. The balance is due to be paid 5 days before check in. The booking cannot be guaranteed until payment of deposit has been received.

• Total amount of payment need to be paid on or before 5 days before the check in date, all charges will be calculated by night basis. Any extension will be accepted on availability dates and charges will be charged as pro rata basis.

• An additional security deposit may be required for all specified apartments or vilas, for protection against unforeseen damage to the property and/or its contents, as well as any extra charges. Security Deposits, if applicable, will be taken by the apartment or hotel management at time of guest arrival, or provide the card details usually with a credit card imprint.

• Check-Out cleaning charge will be £40 for specified apartments booking which will be mention in own pages for whole booking period.(only one charge) .

• Cancellation can be made before 3 working days prier to check-in date. We’ll refund the balance holding deposit except £50.00 of cancellation fee. This will be changed from apartment to apartment or hotel to hotel, please see the particular apartment or Hotel terms and conditions in own pages.

• Need to provide a copy of valid identification on your booking ie copy of Passport or driving licenses

• Minimum booking is one night for hotels and one week for apartments but we’ll take less than 1 week on availability of apartments. We’ll charge night basis on agreed price. Charges are calculating in prorate basis on agreed price.
